Council amends Pointe’s PUD

New construction is scheduled to begin soon on Orion Pointe Condominiums. The development will be located on the western side of M-24, between Kempster St. and Indianwood Rd.
The development includes four new residential units, a medical/professional office building and twelve new boat slips in Lake Orion.
Demolition of some existing buildings was scheduled this past week.
‘The applicant [Orion Pointe LLC] has until Nov. 30 in which to demo that particular building, and Dec. 31 in which to clean up the site after demolition,? Village Manager Paul Zelenak said.
There had been concern from councilmembers that the developers were not going to meet the deadline to bring the existing structures down.
Jerry Winter, a partner of Orion Pointe LLC, said they plan to meet the demolition deadlines, though.
Some of the delay was due to asbestos removal in three of the existing houses.
The Village Council voted Nov. 24 on an amendment to the Planned Unit Development (PUD) Agreement that would hopefully speed up the development’s progress.
The agreement has been signed since Sept. 27, 2007.
The amendment simply changes the language, specifically on pages one, four and five, to make the agreement legally sound.
‘The effect of this would be to clear the way for the master deed to be recorded. And under the PUD agreement, once the master deed has been recorded, building permits may be issued,? Village Attorney Gary Dovre said.
Council Member Michael Toth motioned to approve the amendment. The motion passed.
The plans submitted by the developers identified the total construction time to be ?48 to 60 weeks, which is 12 to 15 months.?
